Bender Represents New High School Location
Sioux Falls now knows where future students will go to school.
On Wednesday, the Sioux Falls Board of Education approved purchasing 49.43 acres of land in northwest Sioux Falls for the future $84 million high school campus.
The land is located near Marion Road and North Terry Avenue with Southeast Technical Institute and Career and Technology Education Academy being the future high school’s neighboring properties.
The cost of the site would have been $4.3 million, but the district will accept a $1 million donation from Journey Development Company—the company the Sioux Falls School District will contract with for the land—making the total cost of the land $3.3 million.
Journey Development was represented in this deal by Michael Bender and Doug Brockhouse, principals at Bender Commercial Real Estate Services.
“We knew what the district was looking for in terms of the amount of land and the target amount they could spend to acquire it,” said Bender. “We were able to come together on the donation to bring the cost down to where they needed it to be.”
Superintendent Brian Maher tasked a steering committee with directing the district through the $190 million school bond voters passed in September. He also assigned design and location subcommittees to manage the high school’s development.
Maher said the subcommittee secured land purchase proposals detailing the cost, zoning, annexation, transportation access, and site development of over two dozen sites. The location subcommittee recommended the winning site at the end of the review process.
Board members commented how the site checked all the boxes they were looking for with its proximity to the education institutions located nearby and access to public transportation and major thoroughfares.
“It’s exciting to be able to help the school district continue to grow as Sioux Falls continues to grow,” Bender concluded. “This site will impact our young people’s education for decades to come, and we’re honored to play a part in that.”
